Preparing Your Listing for the Summer Months

Spring certainly turns on the heat when it comes to the housing market, the only thing hotter is the weather this summer.  As the weather improves daily and people start spending more time outside, consider setting the stage for your summer sales.

Landscaping is a Must

Now that winter has thawed and homeowners are starting to shop at the local garden center, have your sellers start thinking about their home’s curb appeal now.  Make sure that they choose easy to maintain plants and shrubs for their landscaping.  Neatly mulched flower beds with plenty of colorful flowers is always a hit for buyers.  Don’t let them go crazy with color though, stick with one or two complimentary colors.

Outside Living

Once the yard has been landscaped and looking good, it’s time to think about the backyard.  When we think of summertime, we tend to think of cookouts and family gatherings.  Your sellers should be thinking of this too. Stage the backyard with a cozy patio set.  Don’t forget the grill complete with tools as well.  Help the buyer envision themselves hosting friends and family for an afternoon of good food and good company.

Turn Down the Heat

Before you host an open house, be sure the air conditioning is operating properly.  Make sure the house is plenty cool for your visitors, you want them to feel how comfortable their potential home can be on a hot summer’s day.

Nothing says summer like a glass of cold lemonade.  Keep some ice water and lemonade on a table with some refreshments to keep your visitors happy.  While they are enjoying their refreshments, you will have time to chat with them about the home and what they may be looking for.  If they don’t already have an agent, you may find yourself a new client.
